Cancellation Policy

1. One policy for every property

Rrini sets a single cancellation policy. It is the same on every listing. Hosts do not set their own.

Which rule applies to your booking depends only on when you booked and what you booked. Both are shown to you before you pay.

2. Advance bookings — 24 hours to cancel

An advance booking is a nightly stay for a future date. You can cancel it free of charge within 24 hours of making the booking.

The 24 hours run from the moment you book, not from your check-in date.

Example: you book on 1 September for a stay on 20 September. You can cancel until 2 September. From then on the booking cannot be cancelled, even though the stay is still weeks away.

This is stricter than what you may be used to on other platforms. We hold the apartment for you from the moment you pay, and we take it off sale everywhere else.

3. Same-day bookings cannot be cancelled

These bookings are non-cancellable from the moment they are confirmed:

  • 3-hour stays.
  • 6-hour stays.
  • Nightly stays booked for the same day.
  • Late-night nightly stays.

These are sold for a time slot that is already in progress or about to start. Once we confirm one, the apartment and its cleaning are committed and the slot cannot be resold. This is stated at checkout before you pay.

4. The booking fee

Every booking carries one flat booking fee. It is paid by the guest, not by the host, and it is shown as a separate line before you pay.

If you cancel your own booking, the booking fee is not refunded. You are refunded what you paid for the stay itself. The fee covers the booking, the payment and the support around it, and that work has already been done.

If Rrini cancels or the fault is ours, the booking fee is refunded too. See section 5.

5. When the fault is ours

If we cannot give you the stay you paid for, you get a refund. An operator issues it manually and we contact you. This covers:

  • The apartment is not ready and we cannot get you in.
  • Another reservation turns out to conflict with yours.
  • Your payment goes through after the slot we were holding for you had already expired.
  • The host withdraws the property after your booking was confirmed.

In these cases the refund is the full amount you paid, including the booking fee.

6. If the apartment is not ready on time

An apartment is released to you only after the cleaner confirms it is ready. Sometimes cleaning runs late.

If that happens: we notify you of the delay, and our team is alerted so a person is on it. There is no automatic refund — an operator looks at your booking and decides.

Your checkout time does not move. A delay at the start does not extend the end of your stay, because the next guest and the next cleaning are already scheduled. If the delay was significant, tell us and we will look at a refund.

7. How to cancel

Open the booking in your account and use Cancel. If the booking is still cancellable the option is there; if it is not, the option is not shown.

If you think you have a case for a refund outside these rules, contact us rather than waiting. We can only act on a booking we know about.

8. How refunds are paid

Refunds go back to the card used for the booking. Once we send a refund, how long it takes to appear depends on your bank.

Rrini does not hold guest balances or credits. Everything is refunded to the original card.

9. Cancellations by the host

A host may cancel a confirmed booking before check-in. If that happens you are notified immediately and refunded in full, including the booking fee. Rrini is not liable for other costs you may have arranged around the stay.
