Terms of Service

Rrini ("we", "us", "the platform") is a property rental marketplace that connects guests with property owners and managers in Kosovo. By using Rrini you agree to these Terms.

Rrini is operated by Rrini Solutions L.L.C., a limited liability company registered in Kosovo (Business No. 812433770), with its registered office at Rr. Mujo Ulqinaku 11, Prishtinë, Republic of Kosovo.

You must be at least 18 years old to create an account or make a booking. By registering you confirm that the information you provide is accurate and that you will keep it up to date.

Rrini is card payment only. The full amount — the stay plus a flat booking fee — is charged to your card at the time of booking, through our payment processor. There is no pay-on-arrival option.

Cash is no longer accepted. We do not take cash for any booking, of any type, at any property.

While you are on the payment page the time slot is held for you. If payment is not completed, the hold is released and the slot goes back on sale. In rare cases a payment can arrive after its hold has expired and the slot has been taken — if that happens we refund you in full.

A booking confirmation from Rrini is a confirmed reservation. The host retains the right to cancel a booking before check-in, in which case you will be notified immediately and a full refund will be issued.

Nightly stays booked in advance. Check-in from 14:00 and checkout by 11:00. Each property can set its own times, and the times that apply to your booking are shown on the listing and on your booking.

Nightly stays booked for the same day, including late at night. Entry is not tied to 14:00. You get in as soon as the property is confirmed ready, which may be earlier or later than 14:00. We notify you the moment it is ready.

For a same-day nightly stay you choose one date. Checkout is at the same time as it is for any other night — only which day it falls on depends on when you booked. It is shown to you before you pay:

• Booked 00:00–05:59 — checkout the same morning at 11:00.
• Booked 11:00–23:59 — checkout the next day at 11:00.

Between 06:00 and 10:59 you cannot enter immediately, because the previous guest holds the property until checkout. That night is still on sale — you enter from the property's check-in time onwards — and hourly stays are available as usual.

Hourly stays. Hourly stays are sold for the same day only and cannot be booked for a future date. They come in two lengths, 3 hours and 6 hours. A 3-hour stay starts between 07:00 and 19:00; a 6-hour stay starts between 07:00 and 16:00. Both must end by 22:00.

Every hourly stay is followed by a cleaning period, normally 2 hours. That period belongs to your booking window, not to you — the apartment must be free at your end time so the cleaner can start.

Access is released when the property is confirmed ready by the cleaner, not when your payment goes through. A cleaning period ending is not the same as a property being ready. You are always notified when yours is ready.

Your access code is issued for your booking and works only for your stay. It stops working when your stay ends. Do not share it with anyone who is not staying with you.

For an advance booking, access opens no earlier than the check-in time set for that property. If cleaning finishes early we may open it sooner, but never so early that it eats into a slot still on sale that day.

If cleaning runs late, we tell you and our team is alerted. Your checkout time does not move — see the Cancellation Policy for what happens then.

A stay cannot be extended where another reservation is already confirmed after yours. The checkout time on your booking is enforced so the cleaner can start on time and the next guest gets the apartment they paid for.

If you want more time, book it as a separate stay while it is still available.

• Arrive at the agreed check-in time or notify the host of any delay.
• Check out by the time shown on your booking.
• Use only the access code issued for your booking, and do not pass it on.
• Treat the property and its contents with care.
• Follow any house rules stated by the host.

• Provide accurate descriptions, photos, and pricing in your listings.
• Keep your availability calendar up to date to avoid double bookings.
• Honour confirmed bookings and provide the property as described.
• Have the property cleaned and confirmed ready for each arriving guest.
• Comply with all local laws and regulations regarding short-term rentals.

Rrini sets one cancellation policy for every property. Hosts do not set their own.

Advance nightly bookings can be cancelled within 24 hours of being made — counted from when you book, not from your check-in date. Hourly stays and same-day nightly stays cannot be cancelled.

You may not use Rrini to:

• Post false, misleading, or fraudulent content.
• Harass, threaten, or discriminate against other users.
• Circumvent the platform by directing guests or hosts to book outside Rrini after an initial contact made through the platform.
• Use automated tools to scrape, copy, or misuse platform data.

All content, design, and code on Rrini is owned by or licensed to us. You may not reproduce or redistribute any part of the platform without our written permission. Content you upload (photos, descriptions) remains yours; you grant us a licence to display it on the platform.

Rrini acts as a marketplace and is not a party to the rental agreement between guest and host. We are not liable for the condition of properties, the behaviour of hosts or guests, or any loss arising from a booking. Use the platform at your own risk.

We may update these Terms from time to time. We will notify registered users of material changes by email or through the platform. Continued use after a change constitutes acceptance.

These Terms are governed by the laws of the Republic of Kosovo. Any disputes will be resolved in the courts of Prishtina.
