1. Who these terms are for

These terms apply to property owners and managers who list a property on Rrini. They are in addition to our Terms of Service, which apply to everyone using the platform.

Rrini is operated by Rrini Solutions L.L.C., a limited liability company registered in Kosovo (Business No. 812433770), with its registered office at Rr. Mujo Ulqinaku 11, Prishtinë, Republic of Kosovo.

2. You set your price. We take no commission on it.

You set your own nightly price. Rrini takes 0% commission on it. What you set is what the stay earns.

Rrini earns from a flat booking fee charged to the guest on top of your price. The fee is a fixed amount per booking, not a percentage, and it does not grow when you raise your price.

Prices for 3-hour and 6-hour stays are set the same way, per property.

3. The booking fee

The booking fee is paid by the guest, never deducted from you. It is shown to the guest as a separate line before they pay.

The amount is set by Rrini and can change. It is always visible on the listing and at checkout before a guest commits.

4. Check-in, checkout and turnover

You set these three values for each of your properties:

  • Check-in time for advance nightly bookings. Default 14:00.
  • Checkout time. Default 11:00.
  • Turnover timehow long cleaning needs after a guest leaves. Default 2 hours.

These are not display text. Rrini uses them to decide what can be sold and when. Turnover is blocked time: nothing else can be booked in it, and the next guest cannot be let in during it.

Setting a long turnover protects your cleaning crew but removes sellable hours from the day. Setting a short one does the opposite.

5. How your day is sold

One property has one timeline. Nightly stays, 3-hour and 6-hour stays, cleaning and reservations from other channels all sit on it, and nothing can overlap.

  • Future dates are nightly only.
  • 3-hour and 6-hour stays are sold for the same day only.
  • Every hourly stay is followed by your turnover time, and both are blocked together.
  • The first confirmed booking wins. Everything after it has to fit around it.

This is what lets the same apartment earn from an afternoon stay and a night in the same day.

6. Cleaning and readiness

A guest is let in only after a cleaner confirms the property is ready. Cleaning time running out is not the same as being ready.

Access codes are issued per booking and are valid only for that stay. They stop working at the end of it.

If you manage your own cleaning, marking a property ready is your responsibility and directly controls whether the next guest can get in.

7. Airbnb, Booking.com and other channels

If you connect your property to Airbnb or Booking.com, calendars are synced in both directions.

  • A confirmed Rrini booking blocks the corresponding night on the connected channel.
  • A reservation imported from a channel removes conflicting Rrini availability.
  • Imported reservations carry no times, so we treat them as 14:00 check-in and 11:00 checkout.

You must switch off same-day bookings on any channel you connect. Airbnb and Booking.com only allow this to be changed from inside their own account settings — Rrini has no way to set it for you.

  • Self-managed properties: you hold the channel accounts, so you must set this yourself during onboarding.
  • Rrini-managed properties: we hold the channel accounts and we set it.

If same-day bookings stay open on a connected channel, that channel can sell a night we have already sold. Rrini is not liable for a double booking caused by this setting being left on.

Channels read our calendar on their own schedule, which can take hours. Where a conflict does happen, an operator contacts you and the guest to resolve it.

8. Your obligations

  • Keep your listing accurate — photos, description, price, capacity and rules.
  • Keep your calendar and any connected channel up to date.
  • Honour confirmed bookings and provide the property as described.
  • Keep access working — the lockbox, the code or the lock the guest is told to use.
  • Comply with all local laws and regulations for short-term rentals, including tax and guest registration obligations.

9. Cancellations

Guest cancellations follow our Cancellation Policy. Advance bookings can be cancelled within 24 hours of being made. Same-day and hourly bookings cannot be cancelled at all.

You may cancel a confirmed booking before check-in, and the guest is refunded in full. Repeated cancellations put your listing at risk of being removed, because they cost the guest a stay we promised.

10. Payouts

Earnings from confirmed, paid bookings are owed to you and shown in your owner dashboard.

We pay out to the bank account you give us — keep your IBAN and account name current in your profile, because we cannot pay you without them.

The payout method and timing are agreed with you individually when your property is onboarded, and recorded on your owner record. If you are unsure what was agreed for your property, ask us and we will confirm it in writing.

11. Ending the agreement

You may stop listing a property at any time. Bookings already confirmed must still be honoured.

We may remove a listing or suspend an account that breaks these terms, misrepresents a property, or repeatedly fails guests.

Neither side has to give notice. Unlisting takes effect immediately: the property stops being offered from that moment, and any booking already confirmed still stands.

12. Changes to these terms

We may update these terms. We will notify hosts of material changes by email or through the platform. Continued listing after a change constitutes acceptance.

13. Governing law

These terms are governed by the laws of the Republic of Kosovo. Any disputes will be resolved in the courts of Prishtina.
